Mold Inspection
A good mold investigation begins with a thorough visual inspection of the home. The visual inspection should include the attic, crawl space, HVAC system, any stains, discolorations, or signs of moisture intrusion, as well as around appliances such as dishwashers and appliances that may be sources of moisture. Taking samples of the air and/or surfaces is sometimes required to provide a better assessment. For example, surface samples of discolorations can identify if they are mold growth or just water stains. Air samples can help identify whether there are hidden reservoirs within walls that are leading to human exposure in the home. The use of qualified, experienced investigators and laboratories help lead to accurate, cost-effective, and useful conclusions and recommendations.
Do I Really Need a Mold Investigation?
A mold investigation enables both the buyer and the seller to close a real estate transaction feeling good about themselves and what they have just bought or sold. An inspection facilitates an honest assessment and evaluation of the property.
The buyer has greater confidence that there is not some hidden problem that will be expensive to fix, adversely affect their health, and/or decrease the value of their new home.
The seller can show that they are not hiding any moisture problem and that this is an open, honest transaction.
Both the buyer and the seller can benefit from a mold inspection.
What is Mold?
Molds are part of the natural environment. Outdoors, molds play a part in nature by breaking down dead, organic matter such as fallen leaves and dead trees, but indoors, mold growth should be avoided. Molds reproduce by means of tiny spores; the spores are invisible to the naked eye and float through outdoor and indoor air. Mold may begin growing indoors when mold spores land on surfaces that are wet. There are many types of mold, and none of them will grow without water or moisture (USEPA). Mold growth on surfaces may have many colors including black, gray, green, or olive; but, it may also be white, yellow, or other colors.
Won't It Break The Real Estate Deal?
No. Real estate deals are often broken by fear and worry. An honest, open mold inspection alleviates fear and worry. A mold investigation permits a fair transaction to occur for all parties.
If mold is found, that means there is some source of moisture that is enabling it to grow. This needs to be fixed, and afterwards, the existing mold needs to be removed.
Why Does Mold Matter?
If indoor mold contamination is extensive, it can cause very high and persistent airbone spore exposures. Persons exposed to high spore levels can become sensitized and develop allergies to the mold or other health problems. Mold growth can damage your furnishings, such as carpets, sofas, and cabinets. Clothes and shoes in damp closets can become soiled. In time, unchecked mold growth can cause serious damage to the structural elements in your home (CA dept. of Health Services).
